3. Pre-list inspection option
We can coordinate a pre-listing home inspection with a New Hampshire–licensed inspector. Addressing items upfront (or pricing accordingly) helps avoid renegotiation, re-showings, and delays after the buyer’s inspection.
4. Clean presentation
Declutter, light staging guidance, and professional photography come standard. Your listing goes live with clear floor-by-floor highlights and compelling visuals that convert online views into private showings.
5. Offer strategy & risk control
We map likely inspection and financing scenarios, tighten dates where possible, and structure terms to protect you. Our goal: fewer surprises, less back-and-forth, and a confident path to closing.

Our typical fee is 3% whether we represent you as a seller or a buyer.
Important: Fees and rates are always negotiable by law and not set by any association or marketplace. If we bundle services (for example, real estate + estate cleanout/transition), we’ll discuss tailored options that make sense for your situation.
Do I have to do a pre-listing inspection? No. It’s optional. When it’s likely to reduce post-offer renegotiation or speed your timeline, we’ll recommend it.
Why get a pre-listing appraisal? In select price bands and property types, it helps anchor pricing and defend value later. We’ll tell you when it’s worth it.
Can you coordinate everything? Yes. From cleaners and handypeople to photographers, inspectors, and attorneys — you get one point of contact and a clear calendar.
